Koukos House, nestled in the classic village of Santa, seamlessly marries traditional craftsmanship with contemporary Greek design. Its façade, adorned with stunning wisteria during the early summer months, evokes timeless charm. Inside, airy spaces and carefully handpicked décor provide a serene retreat which beautifully reflect the gentle charm of the surrounding gardens. Encompassed by olive groves and overlooking the Ionian Sea, it offers an idyllic Greek escape.

Collaborating with top landscape designers from the UK and esteemed Greek architects, Koukos House boasts a quintessential Mediterranean garden. Situated atop an ancient olive grove, it cascades down a steep hillside, commanding panoramic views of Albania. The garden was crafted with stone sourced from the site to match that of the house and so ensuring it sat harmoniously within the surrounding landscape. The garden features inviting outdoor seating, an infinity pool, terraced gardens, and meandering pathways, epitomizing the essence of Greek countryside living.

The garden at Koukos, carefully curated to thrive in the Mediterranean climate, boasts a captivating colour scheme dominated by serene blues, soothing lavender hues, and crisp whites. Against this backdrop, the delicate roses stand out in elegant contrast, while lavender, rosemary and salvias infuse the air with their calming tones. Scented jasmine vines gracefully wind their way around the garden, their delicate white blossoms releasing a sweet fragrance that permeates the air. Amidst this aromatic backdrop, citrus trees stand tall, their glossy green leaves and vibrant fruits adding a touch of Mediterranean charm. Together, this harmonious palette creates a sensory symphony, enticing guests to wander and immerse themselves in the enchanting surroundings of Koukos’ idyllic garden.

We have cleared the old footpaths that loop around the area. The "Koukos trail" logo and will be available for any avid walkers to follow when they come up and visit us. The main one that has been cleared is around 3km .

 PARKING

Please park on the main road that comes into the village of Santa and walk down the driveway. If you have mobility issues you can drive up to the house.
